James Nicholls

(BSc Hons) - Managing Director

James in his role as Managing Director heads up the company here at Norfolk Homes Ltd.

Working with our Site & Sales management teams, James oversees all elements of the process including the release and marketing of houses, agreeing sales, progression of the sale to exchange/completion and also the after-sales care process.

Working with Craig Lockwood, the Land & Planning Manager, James oversees the procurement of both immediate and strategic land, the promotion of land through the planning process and the enabling of build commencement on site.

“A fundamental part of any house building company is the securing of potential sites, and we only want the best, sites that will provide a great location to build a new community. We have a track record of successfully delivering both immediate and strategic land opportunities across Norfolk, and we pride ourselves on building longstanding relationships with landowners in order to maximise the potential of their land.

We are continually on the lookout for both immediate (sites with existing planning consent) and longer-term strategic land opportunities (without planning) to bring forward and promote.

Craig Lockwood

Land & Planning Manager

Norfolk Homes are a local company that prides itself on working with land owners and agents to promote and deliver the best site locations possible for our customers, working closely with communities through Town and Parish Councils to integrate our new schemes and enhance the area for both our residents and the wider community as a whole.

Throughout my 26 years in the industry, Norfolk Homes name has been associated with quality and customer care and in my 17 years at the company it is clear to see that all our employees are passionate about delivering high quality and well thought out homes for our customers, we go that extra mile to ensure that we keep evolving and meet new trends.

Katie Barker

Head of Sales and Marketing

Katie joined Norfolk Homes as Head of Sales & Marketing in February 2024, bringing a rich twenty-year background in the housing and property sector. Her role encompasses overseeing all aspects of Sales and Marketing, working closely with Sales Managers and Site Managers to uphold our standard of exceptional customer service and high-quality home delivery. She is actively working on refining our strategies for client engagement and market outreach, with a strong emphasis on boosting our digital platform visibility.
