Your Existing Property

If you’re already a homeowner and need to sell your property to finance a new one, getting an up-to-date market valuation is crucial. Estate agents usually offer this service free and can guide you on their fees for selling your home.

Mortgage Consultation

Navigating through the plethora of lenders and mortgage products can be overwhelming. Consult a mortgage specialist to find the best fit for you. We recommend Warners Financial Services or The Mortgage Advice Bureau, as they have successfully guided many of our clients.

Available Plots for Sale

Once you know your budget, consult the ‘Prices and Availability’ list for your chosen location. If you’re ready to proceed, you can reserve a plot, subject to an exchange of contracts by an agreed date.

Upcoming Plots

If the plot you desire isn’t yet available, we’ll note your interest and inform you when it’s nearing release for sale.

To reserve a plot, we require a £750 deposit and the name of the solicitor you’ll be using. This reservation will fix the plot’s price until the agreed date for the exchange of contracts. Failure to meet this deadline may result in the plot being re-offered for sale.

Legal Procedures

Contact your chosen solicitor to formally instruct them to act on your behalf. They will liaise with our solicitors, conduct various searches, and coordinate with your lender.

Mortgage Application

Submit your mortgage application to your lender, who will assess your financial status and the plot you’re interested in. Once approved, they’ll issue a written mortgage offer.

Personalisation

The moment you’ve reserved your home, the fun really begins! Dive into our extensive selection of kitchens, tiles, and wall colours to make your new space truly your own. Just keep in mind, the stage of construction may limit some choices, but there’s plenty of room for creativity!

Once all legal enquiries are complete and you have a mortgage offer, you’ll sign the contract, agree on a completion date, and pay a larger “contract” deposit. This makes the transaction legally binding.

Before the property is officially yours, you’ll inspect it with our Site Manager to ensure everything meets your expectations. Any agreed-upon issues will be rectified before the handover.

On the completion date, the remaining balance is paid, and you’ll receive your keys along with a comprehensive handover pack containing essential information about your new home.

Your handover pack will guide you through the initial stages of settling into your new home. Should you encounter any “teething problems,” our Sales Manager or Site Manager is always available to assist you.
