This exciting new provision of low cost homes will give people who would not otherwise be able to afford an outright purchase, the opportunity to buy a high quality home.
Summary of the local low cost homes scheme:
The homes will be built by Norfolk Homes Ltd, to our usual high standard and will be externally indistinguishable in style.
The purchaser will pay 90% of the market value and receive 90% ownership of the property. This will be
by way of a standard shared ownership lease from Broadland Housing Group (BHG) who will own
the freehold.
No monthly rent will be due on the 10% equity owned by BHG.
The lease term will be 99 years with a nominal ground rent of £1 per annum due to BHG. A service charge of about £60 per annum (initially) will be pay able to BHG for essential buildings insurance.
All local low cost homes will be self managed, i.e. residents will be responsible for their own common areas. The extent of self-management is minimal and does not warrant the appointment of a managing agent (although freeholders could appoint one by mutual agreement). Full responsibilities are detailed in leases and arrangements should be made with neighbouring leaseholders under the same freehold.
The purchaser would have the opportunity to acquire the remaining 10% of the unsold equity (after a minimum of 5 years from completion) and would then own the freehold to their home!
The purchaser will be free to sell their stake in the house whenever they want.
