Extent of ceramic Wall Tiling

  • From the worktop to the underside of the wall units, behind the hob from the worktop to the ceiling and a splashback above the worktop to a minimum height of 400mm above the worktop to the kitchen and utility.

Post-formed Upstand

  • As an alternative to ceramic tiling in the kitchen and utility a post-formed upstand to all worktops along with a black painted coloured glass splashback to the hob is available as a no cost optional alternative in lieu of ceramic tiling. See view home for examples of both.

Bathrooms

Modern, stylish, high quality sanitaryware comprising back to wall W.C. with a concealed cistern.  A handbasin on a wall-hung vanity unit, and a bath with a pressurised shower and glass shower screen to home styles Aspen, Stowe and Stowe ‘A’.

NOTE:

  1. The bathroom to home style Vail has a separate shower cubicle in the bathroom in addition to the bath, which will be fitted with bath taps only.
  2. Bathroom to home style Vail is accessible from the adjoining bedroom to provide an additional en-suite facility and increased privacy.

En-suites

Modern, stylish, high quality sanitaryware comprising back to wall W.C. with a concealed cistern.  A handbasin on a wall-hung vanity unit and a luxury elongated shower cubicle with a low level shower tray and glass shower screen, with a two-way hinged door  – to all home styles except Abbott.

NOTE:

  1. Home styles Aspen and Vail both have a further en-suite bathroom to the second bedroom.

Cloakrooms

  • Modern, stylish, high quality sanitaryware comprising a close coupled W.C. and a hand rinse basin on a vanity unit to all home styles.

Taps

  • All handbasins are fitted with stylish, modern, chrome finish ceramic valve single lever taps.
  • The bath to home style Vail will be fitted with a mono block bath filler tap.

Showers

  • All shower cubicles are fitted with a pressurised thermostatic mixer valve serving a high level fixed head shower and a separate adjustable shower head on a slider rail with a soap dish.
  • All baths in bathrooms to home styles Aspen, Stowe and Stowe ‘A’  will be fitted with a pressurised thermostatic bath/shower mixer valve tap with a separate adjustable shower head on a slider rail with soap dish.

Luxury Glass Shower and Bath Screen

  • Baths with an over bath shower to home styles Aspen, Stowe and Stowe ‘A’ will be fitted with a fixed glass panel and a two-way hinged glass screen.
  • Shower cubicles will be fitted with a fixed glass panel and a glass sliding door.

Vanity Units

  • Bathrooms and en-suites are fitted with a handbasin on a wall-hung vanity unit with a 20mm square edge laminate worktop around the basin and over the adjoining concealed cistern.
  • Ground floor cloakrooms are fitted with a hand rinse basin on a vanity unit.

Towel Rails

  •  All bathrooms and en-suites are fitted with chrome finish towel rail, all have a thermostatic radiator valve.

Energy Efficient Heating and Hot Water

Underfloor Heating

  • Radiators, all with a thermostatic valve, are fitted to the first and second floor rooms of all home styles.
  • Principal ground floor rooms are controlled by a programmable room thermostat.
  • NOTE: The first and second floor zones are controlled by a programmable room thermostat situated on the landing of the first floor and in the master bedroom on the second floor.

Boilers

  • Condensing gas boiler with a pressurised hot water cylinder provides all heating and domestic hot water to all home styles.
  • NOTE: All hot water cylinders are fitted with a backup immersion heater and time clock to provide an alternative means of water heating in the summer months.
