Luxury Kitchens & Utilities

Extensively fitted kitchen and (where applicable) utility, with soft close hinges and drawer runners and cutlery liner to top drawer.  A choice of base and wall cupboards* with a choice of complementary worktops*. 

Stainless steel brushed finish appliance pack consists of a fan assisted electric double oven, curved glass chimney style extractor hood and a four ring glass base electric induction hob.

Five ring induction hobs and high level built in ovens are provided to home styles Addington, Addington ‘D’, Beckford, Bessemer, Faraday, Frobisher, Mountbatten, Nightingale, Nightingale (flint), Paxton and Starley. 

All other home styles have a double oven built under the worktop with a four ring induction hob.

Integrated dishwasher, fridge and freezer or tall combined fridge freezers are provided to home styles Addington, Beckford, Bessemer, Faraday, Mountbatten, Salisbury and Starley.

Integrated dishwasher and freestanding tall American style large fridge freezer are provided to home styles Addington ‘D’, Frobisher, Nightingale, Nightingale (flint) and Paxton.

Plumbing is provided for a washing machine to all home styles.

Plumbing is provided for a dishwasher to home styles not fitted with an integrated dishwasher – home styles Babbage, Cartwright ‘A’, Cartwright ‘B’, Cavell, Lowry ‘A’, Lowry ‘B’, Milton ‘A’, Royce, Vaughan, Vaughan ‘B’ and Vaughan ‘C’.

Venting is provided for a tumble dryer (as required).

Composite granite effect or stainless steel, 1 or 1 1/2 bowl and single drainer, inset sink*.

High quality chrome kitchen mixer tap with a choice of two styles, one with a retractable rinse hose – see view home for examples of both.

Extensive choice* of ceramic wall tiling to the underside of the wall units, behind the hob to the ceiling, and a splashback above worktops to a minimum height of 400mm to kitchen and utility (where applicable). Alternatively, a post formed upstand to all worktops and a sandblasted glass splashback to the hob could be provided as a no-cost option in lieu of tiling, as stated above. Superior Bathrooms, En-suites & Cloakrooms

High quality sanitary ware. Baths have a chrome finish thermostatic bath/shower mixer tap with adjustable head on a slide rail with soap dish, complete with a fixed glass panel and a hinged glass bath shower screen, except house styles Cartwright ‘B’ and Faraday,  which have a separate shower cubicle as per the en-suite shower cubicle specification.

Basins are fitted with modern chrome finish single lever taps. 

Luxury elongated en-suite shower cubicles are all fitted with full height ceramic tiling, a low level resin stone shower tray, a thermostatic shower with adjustable head on a slide rail with soap dish.  All are enclosed by a luxury glass screen with either a two-way hinged glass door or a glass bi-folding door.

Bathrooms and (where applicable) en-suites to all home styles are fitted with semi countertop vanity units and will have a concealed WC cistern.

Storage recess/es with glass shelves in bathrooms and en-suites to home styles Lowry ‘A’ and Mountbatten, in bathroom only to home styles Addington ‘D’, Lowry ‘D’, Paxton and Vaughan ‘C’ and in en-suites only to Cartwright ‘B’, Frobisher (bedroom 1) and Starley. 

Extensive choice of ceramic wall tiling* to sanitary areas. Tiling will be full height around baths/showers and splashback tiling above vanity unit work surfaces, including window cills to a maximum height of 300mm.

Cloakroom basins will be tiled with one course splash back above.

NOTE:  For precise details of wall tiling, please refer to bathroom layout plans.

A polished chrome heated towel rail is fitted to all bathrooms and en-suites.

Decorative & Finishing

Bespoke pattern skirting boards, architraves and window sill boards will be painted with off-white satin paint.

Staircase with hardwood turned newel posts, string capping and handrail finished with a light oak colour stain.  Strings and balusters finished in an off-white satin paint – except bungalow home styles Beckford, Penrose and Salisbury. 

Built in full height wardrobes to every bedroom of all home styles with oak-effect framed sliding mirror fronted doors fully fitted with shelves and hanging rails, except bedroom 2 of home style Lowry ‘B’.

Please note:

Bedroom 4 of the Addington has a side hung standard door, Bedroom 1 of the Vaughan ‘C’ & Starley both have a walk in wardrobe with a side hung standard door.

Solid core wood effect flush internal doors.  Some rooms are fitted with glazed doors – please refer to At A Glance brochure leaflet. 

Decorative polished chrome finish door furniture.

White painted smooth ceilings throughout. 

One emulsion wall colour* throughout, from a selection of colours – further colours will incur an extra charge.

A standard flooring package is provided and includes carpets from the standard range to all rooms except cloakrooms, kitchens, kitchen/dining rooms and utilities, which will be fitted with ceramic floor tiles from the standard range.  Bathrooms and en-suites will be fitted with sheet vinyl from the standard range.

Construction Features**

Traditional brick and thermal block, insulated cavity wall construction. 

A variety of brick, render, flint stonework and/or black ash coloured cladding wall finishes. For details please refer to the finishes layout plan.

Loft insulation and thermal insulation beneath concrete ground floors. 

Black Ash coloured PVCu fascia, barge and soffit.

Timber porch elements are vacuum treated and finished in ebony coloured stain.

Traditional concrete pantile or plain tile roof covering.  

Pre-finished black composite fibreglass front entrance door with obscure double glazed decorative glass panels in a cream PVCu frame (where applicable).   

3 point locking, a letter plate and door viewer are fitted.

Pre-finished black composite fibreglass, 3-point locking, top half double glazed rear entrance door in a cream PVCu frame (where applicable). 

Main entrance doors to apartment home style Babbage (plots 30 and 31) will be a pre-finished black composite fibreglass door with an obscure decorative glass panel in a cream PVCu frame, three point locking with inside thumb-turn latch and external key operation.  A decorative black post box and doorbell push is fitted either side of the door to serve each dwelling. 

Individual entrance doors to apartment home style Babbage will be half-hour fire rated oak effect flush doors, fitted with a Yale night latch, door viewer, top and bottom mortice bolts and a security chain.

NOTE: All black composite fibreglass doors are white on the inside face.

NOTE:  All locks are suited, 1 key operates all locks in your home.

High quality, low maintenance, cream PVCu windows in several complementary styles. All fitted with triple glazed low ‘E’ glass argon gas filled sealed units and locking catches – except fully rendered homes (plots 34, 35, 36, 40 and 46), which will be white PVCu.

High quality, low maintenance, cream PVCu French casement open out patio doors with triple glazed low ‘E’ glass, argon gas filled sealed units except fully rendered homes (plots 34, 35, 36, 40 and 46), which will be white PVCu.

High quality, low maintenance cream PVCu open in French casement patio doors with Juliette style balcony and triple glazed low ‘E’ glass argon gas filled sealed units to home styles Babbage and Cavell.

Full oil-fired central heating with underfloor heating to the ground floor and self-finished thermostatic valve radiators to first floors, powered by a condensing boiler with pressurised cylinder, and back up immersion heater, which provides domestic pressurised hot water to all home styles. 

NOTE: First floor apartments - home styles Babbage and Cavell do not have underfloor heating.

Electrical Features

LED recessed ceiling downlights to kitchen, bathroom and, where applicable, kitchen/dining room, utility, en-suite and cloakroom. 

L.E.D. strip light to underside of kitchen wall units.

Shaver socket to bathroom and (where applicable) en-suite.

Smoke detector to all floors. 

Carbon monoxide detector to ground or first floor in the proximity of the boiler.

Wall light points to living room.

Mains transformer doorbell.

LED low energy light bulbs (60w equivalent) are installed in all light fittings.

BT, TV and satellite points, along with 4 socket outlets all neatly contained in a media plate, are fitted to the lounge.

TV points are fitted to every bedroom. A BT point will also be fitted to either the entrance hall, dining room or (where applicable) study, and will be the main service point.

The house will be wired to take advantage of Sky + (equipment not included).

High Definition Multi-Media Interface (H.D.M.I.) cable from main TV/satellite point in living room to an alternative high level point in living room.  TV point at high level adjacent to H.D.M.I. point in living room.

TV aerial and amplifier fitted to loft void.

A fibre optic connection is provided to each home to enable a super-fast broadband service to be obtained from a recognised provider.

Category 5 hardwired computer network from router (not provided) to points in living room, kitchen/dining room, study (where applicable) and all bedrooms to all home styles.

Every habitable room has a minimum of two double sockets – refer to home layout plans for full details.

Continuous whole house ventilation system with extract vents fitted to kitchens, cloakrooms and bathrooms to all home styles.

Electrical supply to all homes with garages will have sufficient capacity for an electric car charging point.

Exterior Features

Turfed or shrub planted front gardens with turfed rear gardens.

Buff coloured concrete slabbed footpaths and patio areas.

Shared access paths are finished with red coloured concrete paving slabs, or natural concrete block paviours where overrun by vehicles.

Brown coloured concrete posts with close board panel fences and brown coloured concrete gravel boards (where applicable). 

Ornamental PIR sensor outside light fitted to the front elevation of all homes.

An outside tap, in most cases, is fitted to the rear elevation – please refer to detailed home plans for precise location.

All garages are fitted with a high quality metal, black coloured, up-and-over door. 

All garages will have a light and double socket.

A pre-finished black composite fibreglass garage personnel door fitted in a white timber door frame with black finish ironmongery and a 5 lever lock – see site plan for location of personnel doors.

Private garage drives, parking spaces and car ports will be finished with burnt ember coloured concrete block paviours. Shared access way to drives will be finished with red or Autumn Hue coloured concrete block paviours. Shared visitor parking spaces will be finished with wheatmeal coloured concrete block paviours.

PIR sensor lights are fitted to the garages of plots 10, 29, 36, 37, 38 and 39, and are wired to these plots.

PIR sensor light is fitted to the drive-under for plot 25, and is wired to this plot.

Decorative metal gate and PIR sensor lights are fitted to the shared or private covered pedestrian access to plots 4, 12, 15 and 34, and are wired to these plots.
