NOTICE TO CUSTOMERS
REF: STABLE FIELD, HEMSBY VILLAGE
At Norfolk Homes we
aim to update and improve our homes continuously, which does mean that
some amendments occur after sales literature, display material and our
website have been produced. We do reserve the right to alter plans and
specification without notice, but endeavour to let customers know of material
changes as soon as possible which are as follows:
• Site Plan
a) The street lights
shown on the site plan are not shown in the correct places. Please ask
our Sales Negotiator for details.
b) The site layout plan should show a double patio area to the rear of
the Bingham house type.
c) The boundary wall to plot 11 has slightly changed. The site plan wrongly
shows the boundary wall to the garage of plot 11, implying that the garage
is enlarged.
d) The position of a number of street lights has changed. Ask our Sales
Negotiator for details.
e) Plot 92 size has been enlarged on the site plan.
f) Plots 59, 60, 69 and 70 will be a Vaughan ‘D’ and not a
standard Vaughan.
g) The boundary to the rear of plots 84 and 85 has been changed.
h) Following the grant of planning permission, plots 53 to 56 have been
replaced by six other plots. Plots 57 to 62 are slightly affected too.
Please ask for a revision sheet to our site plan showing the details.
The total number of plots is now 112.
• 2 and 3 bedroom
homes
a) The kitchen layout
of The Blake has changed. The washing machine and oven/hob have been repositioned.
Also, a couple of kitchen units have been replaced. Please ask for the
latest layout plan.
b) The bath on The Bingham is now handed and BT/TV points added to bedrooms
two and three. The boiler (plot 16) will be located in the cloakroom and
not in the garage.
c) The Cartwright house style internal layout has been revised and will
be known as the Cartwright ‘A’.
d) The cupboard housing the boiler in the w.c. of a Wellington has been
removed.
e) The Bingham hall dimension should be 2.42m not 1.78m. The TV point
and double socket in bedroom one has been re-positioned.
f) In the Bingham and Wellington, a rear bedroom window has been enlarged
– ask for details.
g) The Blake hall width dimension is incorrectly shown. Please ask for
details.
h) The Lowry 'A' boiler will be housed in a cupboard – wall units
and minor repositioning to windows on the rear elevation is required.
This change does not apply to plots 32 or 33.
i) The Coleridge ‘B’ cylinder cupboard is increased in depth
and the wardrobe doors in bedroom 3 have been changed.
j) The Vaughan ‘D’ and Vaughan living room window size have
been changed and a brick gable removed.
• 4 bedroom
houses
a) Frobisher (plot
1 only) – The showhouse has some layout/room dimension variations
to the standard Frobisher shown in our sales literature.
b) Addington (plots 4 and 6 only) – There is a false wall in the
utility room (making the room smaller) and the underfloor heating manifold
is located in the kitchen. No double doors from hallway to lounge.
c) All Addingtons. They will not have double doors from hallway into lounge.
d) Nightingale (plot 2 only) – Some ground floor layout changes
including the hallway and heating manifold are in a different location
to that shown.
e) The Frobisher (Plot 92 only) is specially enlarged. Please see our
Sales Negotiator for details.
f) The Mountbatten en-suite has been re-designed. Please see our Sales
Negotiator for details.
g) The Wilberforce utility room will have an un-openable window and have
an overrun extractor fan. Please ask our Sales Negotiator for details.
h) The Hazlitt – the position of the cloakroom hand basin has changed.
The garden wall in front of plots 10 and 81 has been amended.
i) Please note that plots 59, 60, 66, 67, 69 and 70 have been replaced
by the Vaughan ‘D’ home type. Please ask for details.
j) The Coleridge ‘C’ hall dimension should be 3.82m not 3.80m
k) The Hazlitt dining room dimension is 2.83m not 2.19m and Bedroom 1
is 3.53m not 4.1m
l) The Fielding bath is now handed to that shown.
m) The Addington (and variations) – the socket behind the living
room door has been relocated, a socket added to bedroom 1 and a socket
removed in bedroom 2. Please ask for details.
n) The Addington ‘D’ outside light has changed position. Please
ask for details.
o) The Frobisher now has mains water feed to the corner of the kitchen,
the kitchen door swing is amended, the room thermostat position has changed
and the kitchen light switch has been repositioned.
p) Addington ‘H’ boiler is now relocated to the utility room.
• All homes/specification
a) On all plans, dimensions
are constructional and do not allow for plasterboard. The width or length
of each room from wall to wall is therefore 30 to 40mm less than that
shown.
b) On all home plans, down lights are shown in various rooms. The plans
are indicative that the home has down lights as opposed to precisely showing
the number and location of the lights.
c) The basin shown in semi-countertop vanity units is not always circular
as shown. For details please ask our Sales Negotiator.
d) A number of bathroom and en-suite layouts (with surrounding room areas)
have changed. Please ask our Sales Negotiator for details and a copy of
the plans if applicable.
e) Integrated dishwasher, fridge and freezer (or fridge/freezer if applicable
– ask our Sales Negotiator for details) are fitted to the kitchen
only. Appliances to utility room are not included.
f) The gas fire photo shown in our specification is not available at Hemsby.
Smaller homes will have a wall mounted feature electric fire with no fireplace,
and, larger homes will be fitted with a fireplace and inset electric fire.

g) Open fires for all homes are discontinued (but see “f”
above). Real chimneys will be replaced with fibreglass decorative ones.

h) The dresser unit (where applicable) in the kitchen has been replaced
by a glass fronted cupboard and the pelmet over the sink (where applicable)
has been omitted.
i) Ceramic wall tiling to bathrooms and en-suites will now be full height
around baths/shower cubicles, half height to walls where sanitary ware
is fitted and in cloakrooms there will be just a splash back to the washbasin.
This applies to plots 47 to 78, 86 to 89 and 103 to 110.
j) TV/Satellite points and sockets, on a number of home types, have been
repositioned in the living room – for details of the plots this
change applies to please ask our Sales Negotiator.
• Home styles
Lowry A, Vaughan, Cartwright, Coleridge B, Orwell, Blake, Coleridge C,
Fielding, Wilberforce: please note that the electric double oven is built-under
the hob unit.
• Attached garage
plots and terraced/linked plots: It is not always possible to include
the side window(s) shown on home plans. Please ask our negotiator for
details.

graphics are only intended to give a guide to our homes and also may not
be of the home type they are used to illustrate. Please ask our sales
negotiator for precise details of finishes to any home. We apologise for
any inconvenience that this may cause.
