NOTICE TO CUSTOMERS
REF: COLLEGE HEIGHTS, EASTON
At Norfolk Homes we
aim to update and improve our homes continuously, which does mean that
some amendments occur after sales literature, display material and our
website have been produced. We do reserve the right to alter plans and
specification without notice, but endeavour to let customers know of material
changes as soon as possible which are as follows:
· Brochure
covers: Our reservation fee has increased to £350. If you are unable
to proceed to completion, £100 would be refunded to you with £250
being retained by Norfolk Homes towards our abortive legal and administration
costs. The £350 reservation can become part of your contract deposit
paid on exchange of contracts.
· General Brochure
- site layout plan:
a) The shape of the
sub station has been amended.
b) Some tree varieties along Bawburgh Road frontage have changed.
c) The road from Norwich should say the A1074 and not the A1047.
d) The seat shelter has been omitted and the paths around it have been
changed. The amended layout is constructed.
e) Paths to front of plots 33 and 88 amended.
f) Following the granting of planning permission, plots 70 to 74 are amended.
Ask our Sales Negotiator.
g) Plot 58 has a path from the house to the garage and personnel door
in the garage.
h) Plots 51 and 52 are “as plan” and not “handed”.

i) The front path and drive have altered to Plot 67. Please ask for details.
j) Plots 76 and 77 now have enlarged garages. Please ask for details.
k) Plots 82 and 93 have additional parking spaces. Please ask for details.
· Features:
a) As standard, homes
will now be fitted with ceramic floor tiles to the kitchen, utility (where
applicable) and cloakroom (where applicable).
b) Homes will now be fitted with a double socket either side of the bed
position, in the main bedroom. The BT socket is repositioned. Please ask
our Negotiator for details of homes where it is not possible.
c) Most home styles will now be fitted with the underfloor heating system
(radiators to first floor). It is not possible to fit to some homes where
construction has already begun - please ask our Sales Negotiator.
d) The arch shown over the baths in most bathrooms has now been omitted.
e) All homes now have 2 panel, high lustre (silver/chrome colour finish)
shower cubicle doors.
f) Plots 20 to 93 will have coloured concrete fence posts, gravel boards
and vertical timber fence panels.
g) Baldwin and Elliot have been incorrectly spelt.
h) The tiling to bathroom and en-suites will be full height around the
bath or shower cubicle and to half height to all other walls.
i) Plot 39 does not have a personnel door into its garage.
j) Area in front of plots 38 and 39 to be altered.
k) In plots 51 to 96 and plot 105, decorative coving and ceiling roses
will be replaced with Classic coving and plainer ceiling roses (ceiling
roses to living room and separate dining rooms).
l) Plots 53 to 96 and plot 105 will have cavity insulation and a condensing
boiler.
m) As a result of improved internal wall specification, some room dimensions
may have changed from that stated on our sales literature by up to 50mm.

n) For clarity, the Morse does not have a fireplace, gas fire, coving
or ceiling roses.
o) The dresser unit (where applicable) in the kitchen has been replaced
by a glass fronted cupboard and the pelmet over the sink (where applicable)
has been omitted.
p) Please note that there are no skirting boards to the bathroom and en-suite
– ceramic wall tiling goes to the floor instead.
· 4 bedroom
(smaller) houses
a) The cover title
describes the contents as all being detached. There are some terraced,
linked and link detached houses. See the brochure content for details.
b) Faraday ‘A’ kitchen window amended, boiler repositioned
and wall units amended.
c) Most Addingtons have had major changes made, especially to the ground
floor. Please ask our sales negotiator for details and for a revised detail
sheet.
d) Faraday/Faraday A have had major changes made, especially to the ground
floor. Please ask our sales negotiator for details and for a revised detail
sheet. The bathroom velux window size has changed slightly also.
e) Fielding now has the consumer unit in the dining room and not the entrance
hall.
f) Coleridge ‘C’ boiler has been repositioned and wall cupboards
amended and a living room cupboard is now an arched recess.
g) Addington plot 65 and Addington ‘A’ plot 75 have had various
changes including a different ground floor arrangement with open plan
kitchen/diner. Please refer to our separate sheet for details.
· 4 bedroom
executive houses
a) Frobisher - The
cloakroom now has a corner wash basin fitted and the kitchen width has
increased slightly.
b) Nightingale – there have been a number of changes – please
refer to a separate sheet for this home type.
c) The Wilberforce, plots 71 and 72 only, will have a different finish
to that shown on the artist impression around the fascia/barge region.

d) The Wilberforce - The utility room will have an un-openable window
and have an overrun extractor fan. Please ask our Sales Negotiator for
details.
e) The Bronte (plot 105 only) utility external door is reduced to 850mm.
f) TheBronte. A single door has replaced the double doors to the entrance
hall cupboard and coats cupboard.
· 2 and 3 bedroom
houses
a) The Blake and Orwell
house types do not show a shaver socket in the ensuite. Also, the Blake,
Orwell and Orwell ‘A’ window to living room has been repositioned
and a window to bedroom 1 has been replaced and repositioned.
b) The Vaughan no longer has a chimney on certain plots – please
ask our Sales Negotiator for details.
c) The Cartwright has been redesigned – see separate sheet. Plot
26 has a unique first floor arrangement –see first floor plan specific
to that plot. The artist impression shows smaller windows than those now
fitted.
d) The dishwasher space in the Lowry ‘A’, Lowry ‘B’,
Vaughan and Vaughan ‘B’ has been increased.
e) Orwell and Orwell ‘A’ boiler has been repositioned and
wall cupboards amended.
· Opening Hours:
Our opening hours are 10.00am to 4.00pm in Nov, Dec and Jan; 10.00am to
5.00pm in Oct, Feb and Mar; 10.00am to 5.30pm from Apr to Sep.
· Brochure
folder: our postcode has changed to NR26 8WB and our e-mail address has
changed to salesenquiries@norfolkhomes.co.uk. Our web address is www.norfolkhomes.co.uk.
· Attached
garage plots and terraced/linked plots: It is not always possible to include
the side window(s) shown on home plans. Please ask our negotiator for
details.
· Home styles
Morse, Lowry A, Vaughan, Vaughan B, Cartwright, Orwell, Orwell A, Blake,
Coleridge C, Fielding, Wilberforce: please note that the electric double
oven is built-under the hob unit.
·
ALL home types: On all plans, dimensions are constructional and do not
allow for plasterboard. The width or length of each room from wall to
wall is therefore 30 to 40mm less than that shown.
