NOTICE TO CUSTOMERS
REF: BLUE SKY GARDENS, BRADWELL
At Norfolk Homes we aim to
update and improve our homes continuously, which does mean that some amendments
occur after sales literature, display material and our website have been
produced. We do reserve the right to alter plans and specification without
notice, but endeavour to let customers know of material changes as soon
as possible which are as follows:
• General Brochure
a) Features – An outside
power point has been added to our specification.
b) Dusk to dawn sensor lights fitted to garages of plots 24, 25, 60, 63,
69, 70, 72, 73, 76, 98, 102, 108, 110a, 112, 114, 115, 119, 140a and 142.
Dusk to dawn sensor lights are fitted to the drive-under to plots 26,
61a, 68, 75, 100, 109a, 121a and 141a.
c) The hot water system is pressurised to increase flow. The extra pressure
provides homes with their power showers.
d) Homes will now have concealed under unit lighting
e) The dresser unit (where applicable) in the kitchen has been replaced
by a glass fronted cupboard and the pelmet over the sink (where applicable)
has been omitted.
f) The garage dimensions for the following plots should be:
• Plot 148 Nightingale Single* 2.94m x 8.55m (9’7” x
28’0”)
• Plot 147 Mountbatten Single* 2.94m x 7.10m (9’7” x
23’3”)
• Plot 150 Bronte Double 5.86m x 5.52m (19’2” x 18’1”)
• Plot 149 Wilberforce Single* 2.82m x 7.10m (9’3” x
23’3”)
g) Some houses have trimmed rather than pointed barge boards as shown
on the computer generated images. Please ask our Sales Negotiator for
details.
h) Door knockers will not be fitted to future plots – a door bell
is fitted as standard.
i) Gas fires/points are no longer fitted. Smaller home types will now
be fitted with a modern wall mounted electric fire with no fireplace.
The fire will have a single socket adjacent to it. Larger home types will
continue to have a fireplace but the gas fire is replaced with a stylish
inset electric fire. Please see our Negotiator for full details of plots
affected.
j) An additional TV point will be fitted to kitchens of homes wherever
possible. Please ask for details.
k) Ceramic wall tiling to bathrooms and en-suites will now be full height
around baths/shower cubicles, half height to walls where sanitary ware
is fitted and in cloakrooms there will be just a splash back to the washbasin.
This applies to plots 31 – 103 and 107 to 152.
l) BT points will only be fitted to the living room, loft and either the
hall, study or dining room.
m) TV/Satellite points and sockets, on a number of home types, have been
repositioned in the living room – for details of the plots this
change applies to please ask our Sales Negotiator.
• 1/2/3 bedroom homes
a) Vaughan ‘D’
houses will have a freestanding fridge/freezer .
b) The main bedroom wardrobe door size has changed in the Darby.
c) The Brunel bathroom door size has changed.
d) The Milton kitchen layout has changed. Please ask for revised details
e) The Baird boiler is not housed in a cupboard.
f) Plots 109 and 110 underfloor heating manifold is in the wardrobe and
not the airing cupboard.
g) The Elliot electrical outlets in the living have been repositioned.
Please ask for details.
h) The Cartwright ‘A’ kitchen cupboard arrangement has changed
slightly. Please ask for details.
• 4/5 bedroom houses
a) Addington ‘C’
(plot 155) – Please note that the side windows in the lounge have
been omitted.
b) Bronte – There is an additional double socket in the main bedroom
and the TV and BT point
have been repositioned. Also a single door has replaced the double doors
to the entrance hall cupboard and coats cupboard.
c) Addington ‘B’ - the living room dimension should have read
3.36m and not 6.87m
d) The Mountbatten kitchen dimension is 3.0m and not 2.3m
e) The Faraday A entrance dimension is 3.89m and not 4.39m. The velux
bathroom window has changed size too.
f) Faraday, Addington, Addington C, Addington G and Addington A –
the entrance dimension is 4.05m not 4.39m
g) Addington A 3rd bedroom dimension is 2.75m and not 3.75m
h) Wilberforce 3rd bedroom dimension is 2.43m
i) The Faraday/Faraday ‘A’ bathroom layout has changed, the
bidet omitted and an additional wash basin added.
j) Addington (and variations) and Faraday (and variations) – the
double socket behind the living room door has been repositioned.
k) Plot 22 Faraday A ground floor arrangement is slightly different. Please
ask our Sales Negotiator for details.
l) The Frobisher kitchen door swing has been amended, room thermostat
repositioned in the hall and mains water feed provided in the kitchen.
• ALL homes in our 4
bedrooms booklet
a) On all plans and on all
quoted dimensions, they are constructional and do not allow for plasterboard.
The width or length of each room from wall to wall is therefore 30 to
40mm less than that shown.
• Our Elliot and Fleming
booklet
a) Since printing our booklet,
the shared ownership lease has been finalised and there is a nominal rent
of £1 per annum to be paid and a service charge of approx. £60
pa for Buildings Insurance. Also, the purchaser can purchase the remaining
10% stake after a minimum of 5 years.
• Site Plan/extract
a) Plot 10 now has a double
Car Port and Plot 21 has a Car Port in addition to a parking space.
b) The boundary fences to plots 46 and 106 have been altered.
c) Plot 146 is handed to that shown on our site layout plan
d) Following the acquisition of land and the grant of planning permission,
five additional plots have been added to the development. They are to
the East of plot number 5 and a separate extract sheet is available showing
details.
The garage dimensions for these plots are as follows:-
• Plot 207 Beckford 5.75m
x 5.52m
• Plot 208 Milton 2.94m x 5.64m
• Plot 209 Milton 2.82m x 5.52m
• Plot 210 Milton 2.82m x 5.52m
• Plot 211 Milton 2.94m x 5.64m
