An ideal location to enjoy beautiful countryside yet within easy access of all the amenities that Norwich provides.


Poringland is a popular village on the Norwich to Bungay road (B1332), and less than 3 miles from the Norwich southern bypass (A47) which provides links to most of the county’s major roads. It is also situated less than 5 miles from the centre of Norwich which offers a huge range of facilities.

Within the village is a range of shops and services that are adequate for everyday needs, including a good sized modern supermarket, a post office, pharmacy and petrol station. Other shops include take-away food restaurants, estate agents and a number of local pubs and restaurants to frequent.

The village is served by a couple of doctors surgeries, a dental practice and a veterinary practice. There is a primary school that feeds into the high school in the adjoining village of Framingham Earl. The high school also doubles as a community sports centre. A couple of bus routes run frequently through the village and provide easy access to Norwich and beyond.

Recreationally there are a number of local walks, including Poringland Wood, a playing field, and a children’s playbarn. Some 20 acres of public open space is also planned as part of our overall development, together with a 15 acre community woodland. For local events, an impressive new community centre has recently been built offering a range of facilities. As the village grows further improvements to amenities are planned.

The historical city of Norwich remains the main commercial, cultural, retail, entertainment and transport link for the county if not the region. Trains run regularly from here to London, Cambridge and the rest of the country. Norwich also has an expanding international airport with domestic, European and (indirect) international flights.
