Construction features**

High quality and low maintenance windows are in several complementary styles. All come with double glazed low ‘E’ glass, sealed units and locking catches. Please ask our Sales Negotiator for precise details.

French casement patio doors or sliding patio doors are fitted to several home designs and are double glazed with low ‘E’ glass, sealed units. Please refer to individual home style floorplans for details.

Jenner, Tyndale, Austen, Raleigh and Dalton apartments and Newton houses will have full gas fired underfloor heating to all floors. The Addington ‘C’ and Addington ‘F’ will have full gas fired underfloor heating to the ground floor and self-finished thermostatic valve radiators to upper floors. The Newton ‘A’ will have full gas fired heating to self-finished thermostatic valve radiators to all floors.

All houses will have a condensing boiler with hot water cylinder, back up immersion heater and timer. All apartments and maisonettes will have a combination condensing boiler.


Electrical features

Wiring will be provided for a security system in readiness for a NACOSS approved alarm to be fitted as an optional extra.

Halogen inset spotlights to kitchen, cloakroom, bathroom and en-suite.

Smoke detector to all floors. Carbon monoxide detector.

Wall light points to living room.

BT, TV and satellite points fitted to lounge. BT and TV points also fitted to every bedroom. A BT point will also be fitted to the entrance hall which will be the main service point.

Low energy light fittings and bulbs supplied for the entrance hall, landing and all bedrooms.

Luxury kitchen & utility features

Extensively fitted kitchen and utility. A choice of base and wall cupboards* with a choice of complementary worktops*.

Stainless steel finish appliance pack consists of gas hob unit, built-in fan assisted electric double oven and chimney style extractor hood.

Integrated dishwasher, fridge and freezer (or fridge/freezer) fitted to kitchen or utility room.

Plumbing is provided for a washing machine.

Composite granite effect or stainless steel, 1 or 11/2 bowl and single drainer, inset sink* with pop-up waste. Ceramic disc mixer tap.

Extensive choice* of ceramic wall and floor tiling to kitchen and utility.

Superior bathrooms, en-suites, & cloakroom features

High quality sanitary ware*. Baths have a chrome finish mixer tap and a wall mounted power shower over. Shower curtain rail is also fitted over the bath. Basins are fitted with modern chrome finish single lever taps. Most cloakrooms will have a concealed w.c. cistern.

Many bathrooms and en-suites are fitted with semi countertop vanity units – please refer to individual home plans or ask our Sales Negotiator.

Extensive choice of ceramic wall tiling* to sanitary areas. Tiling will be full height around baths/showers and half height to all other walls except for cloakrooms which have a splash back to the washbasin.

Extensive choice* of ceramic floor tiling to cloakroom.

Shower cubicles to en-suite fitted with a power shower with adjustable head and a sliding cubicle door.

A polished chrome, hot water, heated towel rail is fitted in the bathroom of the Newton houses; in addition one is also fitted to the en-suite of the Newton ‘A’, Addington ‘C’ and Addington ‘F’.

Decorative & finishing features

To all houses, a stylish modern wall mounted electric fire.

To apartments Jenner, Tyndale, Austen, Dalton and Raleigh an LCD widescreen TV will be fitted to the living room wall.

Moulded skirting boards, architraves and window sill boards will be painted with off-white satin paint.

Staircase with balusters and newel posts finished in an off-white satin paint. The Ash handrail will be finished with a light oak colour stain.

Bi-folding mirror fronted or white glass door built in wardrobes.

Oak veneered panel doors. Some rooms are fitted with bevel edged glass panel doors – refer to home layout plans for full details.

Decorative polished chrome finish door furniture.

White painted smooth ceilings throughout.

Classic coving throughout except bathroom, en-suite, cloakroom cupboards and wardrobes. Ceiling roses to living room, separate dining rooms and entrance hall.

One emulsion colour* throughout, from a large selection – further colours will incur an extra charge.

All apartments will have locking letter boxes.

Exterior features

Gardens and common areas will be landscaped in accordance with our detailed landscaping plan. Please ask our Sales Negotiator for details.

Slabbed footpaths and patio areas to houses.

Concrete posts with close board panel fences and concrete gravel boards.

Ornamental outside lights fitted to both the front and rear elevations of all houses.

Two-way switched waterproof passageway light.

An outside tap is fitted to the rear elevation of Addington ‘C’ and Addington ‘F’.

High quality ‘Garage Light’ or ‘Rutland’ style timber up-and-over garage doors stained ebony colour. Please ask our Sales Negotiator for details.

Garage personnel doors are stained ebony colour and have a white gloss frame.

Private garage and parking drives will be finished with brindle coloured concrete block paviours. Shared access way to drives will be finished with red coloured concrete block paviours.

All garages will have a light and double socket.

Dusk to dawn sensor bollard and ceiling mounted lights are fitted around apartments and maisonettes – please refer to our main site layout plan.
