Construction features**

• Traditional brick and thermal block, cavity wall construction. A variety of brick, render and/or stained shiplap cladding wall finishes. All rendered elevations are given an advanced, decorative, maintenance free protective coating. Thermal insulation beneath concrete ground floors.

• Vacuum treated external joinery to fascia, barge, soffitt and cladding, finished in ebony dark stain. Traditional clay pantile or slate roofs. Some homes have leaded bay roofs.

• Pre-finished coloured fibreglass, 3-point locking, front entrance door with glass panels. A door knocker and letter plate is also fitted to front doors.

• High quality, low maintenance, white PVCU windows in several complimentary styles. All come with double glazed sealed units and locking catches. White PVCU open-out French casement patio doors with double glazed sealed units.

• Full gas fired central heating with underfloor heating to the ground floor and self-finished thermostatic valve radiators to the first floor. Large capacity hot water storage cylinder fitted with back up immersion heater and timer to all homes except Morse.

Luxury kitchen and utility features

• Extensively fitted kitchen and utility (where applicable). A large choice of base and wall cupboards with either timber or composite doors* and a wide choice of complimentary worktops*. Appliance pack* consists of gas hob unit, built in fan assisted double oven and extractor hood.

• Plumbing is provided for a dishwasher, a washing machine and venting for a tumble dryer. Fully fitted and/or integrated washing machines, dishwashers, fridges, freezers and tumble dryers are available at extra cost – please ask our Sales Negotiator for a detailed quotation.

• Composite granite or stainless steel, 1 or 1½ bowl and single drainer, inset sink* with pop-up waste. Chrome finish ceramic disc Victorian style tap. Extensive choice* of ceramic wall tiling to kitchen and utility (where applicable).

Superior bathrooms, en-suites and cloakroom features

• High quality sanitary ware*. Baths have a chrome finish mixer tap, a wall mounted power shower over and a shower curtain rail. Basins are fitted with modern chrome finish single lever taps.

• Many bathroom and en-suites are fitted with vanity units – please refer to individual home plans or ask our Sales Negotiator.

• Extensive choice of ceramic wall tiling* to sanitary areas. Tiling will be full height around baths/showers and half height to working walls except for cloakrooms that have a splash back to the washbasin.

• Elongated shower cubicles to en-suite (not applicable to home style Morse), fitted with a power shower with adjustable head and a sliding cubicle door. Power shower over bath too.

• Chrome finish fitted toilet roll holder to all bathrooms and en-suites.

Electrical features

• Wiring will be provided for a security system in readiness for a NACOSS approved alarm to be fitted as an optional extra.

• Smoke detector to hall and landing. Carbon monoxide detector to hall. Wall light points fitted to living room. BT, TV and satellite points fitted to lounge. BT and TV points also fitted to every bedroom. A BT point will also be fitted to either the entrance hall or study (if applicable).

• Every room has a minimum of two double sockets – refer to home layout plans for full details. Light bulbs supplied for every room.

Decorative and finishing features

• Luxury fireplace with hearth, surround and mantel all made from marble* and inset coal effect gas fire*.

• Staircase with turned balusters and newel posts. Southern Yellow Pine moulded skirting boards (145mm high), moulded architraves. All are stained* to show the beauty of the wood.

• White gloss painted, window sill boards. White gloss painted 2-panel internal doors. Some rooms are fitted with white gloss painted glazed doors – refer to home layout plans for full details. Quality decorative polished chrome finished door furniture.

• Built-in wardrobes to every bedroom of every home style with bi-folding mirror fronted doors.

• Coving everywhere except bathroom, en-suite, cupboards or wardrobes and ceiling roses to lounge and dining room. White painted smooth ceilings throughout. One emulsion colour* throughout, from a large selection - further colours will incur extra charge.

• An extensive range of flooring finishes is available at extra cost, including carpeting, laminates, ceramic floor tiles, vinyl finishes and real wood flooring. For a tailored quotation, please see our Sales Negotiator.

Exterior features**


• Turfed or shrub planted front gardens with rotovated and graded rear gardens. Slabbed footpaths and patio area. Ornamental outside lights fitted to both the front and rear elevations of all homes.

• An outside tap, in most cases, is fitted to the rear elevation – please refer to detailed home plans or our sales negotiator for details.

• High quality ‘Rutland’ style timber up-and-over garage doors, stained Ebony. Plots 25, 26, 46, 91 and 93 have electrically operated doors. Garage personnel doors are framed, ledged and braced. They are painted gloss white and have a white gloss frame. All garages will have a light and double socket. Dawn to dusk sensor lights are fitted to the garages of plots 25, 27, 30, 33, 79, 81, 103 and 104.

• Private garage and parking drives will be finished with brindle colour concrete block paviours. Shared access way to drives will be finished with red colour concrete block paviours.

* Customers may choose from ranges currently available at ‘College Heights’, Easton so long as the construction of a home has not passed a certain stage.
