| Energy Performance Certificate and Predicted Energy Assessment |

Home Information Packs must include either an Energy Performance Certificate (EPC) for physically complete
properties or a Predicted Energy Assessment (PEA) for properties still being built.
A PEA rating might not represent the final energy rating of a property on completion. Once the property is physically
complete, the Pack should be updated to include an EPC showing the energy performance of the completed property.
On each of our price lists is an EER (Energy Efficiency Rating) and an EIR (Environmental Impact Rating) for each plot
being sold that requires an Energy Assessment. These ratings should be used in conjunction with the graphs below.
If no rating is shown on the price list, the property is most likely to have been first marketed before one was required.

The energy efficiency
rating is a measure of the overall efficiency of a home. The higher
the rating the more energy efficient the home is and the lower the
fuel bills will be.

The
environmental impact rating is a measure of a home’s impact
on the environment in terms of carbon dioxide (CO2) emissions. The
higher the rating the less impact it has on the environment.
