This exciting new provision of low cost homes will give people, who would not otherwise be able to afford an outright purchase, the opportunity to buy a high quality one bedroom Elliot or a two bedroom Fleming house.

Summary of the local low cost homes scheme:-

To support the local community, we will offer both the Elliot and the Fleming houses initially to local people in Bradwell and surrounding parishes.

The houses will be built by Norfolk Homes Ltd, to our usual high standard and will be externally indistinguishable in style.

The purchaser will pay 90% of the market value and receive 90% ownership of the property. This will be by way of a standard shared ownership lease from Broadland Housing Association who will own the freehold.

A nominal rent of £1 per annum will be due on the 10% unsold equity owned by Broadland Housing Association. A service charge of about £60 per annum (initially) will be payable to Broadland Housing Association for buildings insurance.

The purchaser would have the opportunity to acquire the remaining 10% of the unsold equity (after a minimum of 5 years from completion) and would then own the freehold to their home!

The purchaser will be free to sell their stake in the house to whoever they wish, whenever they want.

The prices quoted are 90% of market value and the buyer will receive 90% ownership of the home.
