Construction features**

• Traditional brick and thermal block cavity wall construction in a variety of brick, render and/or stained shiplap boarding finish treatments.

• Thermal insulation beneath concrete ground floors. Cavity wall insulation to plots 68, 69 and 109 to 168.

• Traditional interlocking pantile roof covering.

• Plots 109 to 125, 139 to 152 and 169 to 171 have black UPVC fascia and barge board. All other plots have treated and ebony colour stained timber joinery to fascia, barge, soffit boards and shiplap boarding.

• All door frames to garages are painted gloss white.

• Plots 68, 69 and 104 to 164 have pre-finished coloured 2-panel fibreglass front doors in a UPVC frame and 2-panel white fiberglass rear/side door in a UPVC frame. All other plots have part glazed, composite, front entrance doors painted in Heritage colours and are fitted with a high security deadlock, mortice barrel bolts (top and bottom), door knocker, letter plate and door viewers, all in decorative brass.

• Rear entrance doors are half glazed with clear double glazed sealed units, fitted with mortice barrel bolts top and
bottom and painted gloss white. Plots 86 and 87 have a fiberglass rear door in a timber frame.

• High quality low maintenance PVCU open out, side hung, ‘French’ patio doors with double glazed sealed units, with toughened safety glass and high security lock to all styles.

• High quality low maintenance white PVCU side hung horizontal bar, casement windows with double glazed sealed units, with locking catches (refer to External Finishes Schedule for details).

• Full gas fired central heating, fully programmed by digital controller, with underfloor heating to ground floor and self-finished radiators with thermostatic valves to first floor.

• Large capacity hot water storage cylinder fitted with back-up immersion heater and time clock with override.

• Plots 79, 80, 86, 87, 104 to 152 and 164 to 168 will have a condensing boiler.

Luxury Kitchens and Utility Rooms

• Extensively fitted luxury kitchen and utility (where applicable) with a large choice of base and wall unit doors*, all available with a good variety of complementary worktops*.

• Appliance pack* consisting of gas hob, electric double oven and integrated extractor hood ducted to outside.

• Fully fitted and/or integrated washing machines, dishwashers, fridges and freezers are available as an extra. Please ask the Sales Negotiator for a detailed quotation.

• Composite granite or stainless steel 1 or 1.5 bowl/single drainer inset sink* with pop up waste. Chrome effect ceramic disc mixer tap to kitchen and utility (where applicable).

• Extensive ceramic wall and floor tiling* to kitchen and utility (where applicable).

• Ceramic floor tiling* to kitchen (or kitchen/diner) and utility room (where applicable) from an extensive choice.

Bathroom, En-suite(s) and Cloakroom

• High quality sanitary ware with polished chrome effect taps throughout the bathroom, en-suite and cloakroom.

• A wide range of ceramic wall tiling* available to complement sanitary ware.

• Full height ceramic wall tiling around baths/showers with half height ceramic wall tiling to working walls - with the exception of cloakrooms, which are fitted with a ceramic tiled splash-back to hand basin.

• Many bathrooms and en-suites are fitted with vanity units. (refer to individual house style floor plans for full details).

• Ceramic floor tiling* to cloakroom (where applicable).

• Fully tiled elongated shower cubicle(s) with a power shower. Two panel, silver/chrome coloured edging, high lustre shower cubicle door(s).

Electrical items

• Wiring will be provided for a NACOSS approved security system in all properties in readiness for an alarm to be fitted as an optional extra.

• Smoke detector to hall and landing. Carbon monoxide detector to hall.

• BT, TV and satellite point to lounge. BT and TV point to master bedroom. BT point fitted to study (where applicable). Where no study available a BT point fitted to either hall or dining room/area.

• Two double sockets fitted to all habitable rooms, as a minimum standard (refer to individual floor plans for full details).

• All homes have a light fitted to the heating manifold cupboard.

• Wall light points to Lounge.

• At least 3 low energy light bulbs to be fitted to plots 68, 69 and plots 153 to 165.

• Ornamental outside light to front elevation.

• Power and light to each garage, protected by an automatic safety circuit breaker.

Decorative and finishing features

• Built-in wardrobes to nearly all bedrooms with bi-folding mirror fronted doors*.

• White gloss painted internal panel doors. Some reception rooms are fitted with white gloss painted, clear toughened safety glazed doors. (Refer to individual house style floor plans for full details).

• Quality decorative brass lever door furniture with backplate fitted to internal doors.

• Plain white emulsioned ceilings throughout.

• One emulsion wall colour throughout the property, from a large choice*. Further colours incur an extra charge.

• All plots will have classic coving throughout (see exceptions below) with plainer ceiling roses, in the living room and dining room. There is no coving to bathrooms, cupboards, wardrobes and en-suites.

• Staircase with turned balustrades and newel posts in Southern Yellow Pine. Easy maintenance, timber stain finish, 145mm high moulded skirtings, 58mm wide moulded architraves in Southern Yellow Pine (stained to customer’s colour choice).*

• White gloss finished MDF window sill boards.

• Luxury feature fireplace* is fitted to each living room with an inset gas fire* to all home styles.

Flooring

• An extensive range of flooring finishes are available within the properties at extra cost, these include additional ceramic floor tiling, carpeting, wood flooring or vinyl flooring. Please ask your Sales Negotiator for a detailed quotation.

Exterior features

• Fully turfed or shrub planted front gardens** with rotovated and graded rear gardens (refer to Site Layout for full details and refer to legend and ‘on site landscaping’).

• High quality timber up-and-over garage doors, in either Rutland or Garage Light style**, stained ebony (refer to External Finishes Schedule for details). An electrically operated opening device and remote control handset is available as an optional extra.

• Timber garage personnel doors (framed, ledged and braced) stained ebony with brass ironmongery.

• For precise boundary treatments and means of enclosure please refer to detailed site plan and External Finishes Schedule for full details. Plots 66 to 87 and plots 104 to 168 will have coloured concrete fence posts, gravel boards and vertical timber fence panels. These plots will also have a paved patio area. All other plots have timber panel fences and posts.

• 1.65m high close boarded timber gate(s) to rear gardens of all dwellings.

• Outside hose tap, in most cases, to rear elevation (refer to individual house plan for full details).

• Decorative concrete block paviours to all individual drives, parking spaces and carports.
